Pag-IBIG (officially the Home Development Mutual Fund, HDMF) offers housing loans to its members in the Philippines at preferential interest rates. The standard loan uses a fixed monthly amortisation computed with the standard annuity formula: M = P × r(1+r)ⁿ / ((1+r)ⁿ − 1), where P is the principal, r is the monthly interest rate (annual rate ÷ 12) and n is the total number of monthly payments.
The interest rate on a Pag-IBIG loan depends on the loan amount and the chosen interest-fixing period (1, 3, 5, 10, 15, 20, 25 or 30 years). As of 2024, indicative rates range from approximately 5.375% (1-year fixing) to 10.0% (30-year fixing). The default rate of 6.5% in this calculator is a rough mid-range estimate — check hdmf.gov.ph for the current official rate schedule before applying. Rates are re-priced at the end of each fixing period.
The maximum loan amount is PHP 6,500,000 (2024). Loan eligibility also depends on capacity to pay (typically up to 30% of gross monthly income) and the property's appraised value. The maximum repayment period is 30 years or until the borrower turns 70, whichever comes first. This calculator assumes a constant interest rate for the full term — in reality, the rate resets at the end of each fixing period.
