How does this calculator work?
Price per acre = Total price ÷ Acres. For example, $250,000 for 10 acres = $25,000/acre = approximately $61,776/hectare or $0.574/sq ft. Enter total price and acreage to get the per-acre rate plus automatic metric equivalents.
Formula
How this is calculated
The price per acre is the most common benchmark for land valuation in the United States and other countries that use the imperial system. The acre is defined as exactly 43,560 square feet, which equals approximately 4,046.86 square metres or 0.4047 hectares. These are internationally fixed constants, so the conversions are exact (within rounding).
To find price per acre, simply divide the total sale price by the total area in acres. The result lets you compare parcels of different sizes on an equal footing — a 10-acre lot at $250,000 costs $25,000/acre, while a 5-acre parcel at $110,000 costs $22,000/acre, making the second lot cheaper per acre despite having a lower headline price.
This calculator also converts the per-acre rate into per-hectare, per-square-foot and per-square-metre equivalents, so you can communicate or compare values with buyers and databases that use metric units. The optional "quantity to cost" field lets you quickly price any target acreage at the derived rate — useful for comparing parcels, estimating partial sales or assessing development costs per acre of usable land.
Frequently asked questions
One acre is exactly 43,560 square feet. This is a fixed legal definition. Equivalently, 1 acre ≈ 4,046.86 square metres ≈ 0.4047 hectares.
Prices vary enormously by location, use and market conditions. In the United States, average agricultural land ranges from under $1,000/acre in rural Great Plains states to over $10,000/acre in the Midwest corn belt; residential and commercial land near cities can reach hundreds of thousands per acre. Always compare local comparable sales.
Multiply price per acre by 2.47105 (since 1 hectare = 2.47105 acres). Equivalently, divide hectares by 2.47105 to get acres. This calculator shows the per-hectare equivalent automatically.
