How does this calculator work?
Price per m² = total property price ÷ floor area in m². For example, a €250 000 apartment with 100 m² costs €2 500/m² (€232/ft²). Use it to compare similarly located properties — lower price per m² means more space per euro. Multiply m² by 10.764 to convert to ft².

How this is calculated
Asking prices vary enormously by size, so a headline number alone tells you little about value. Dividing the total price by the floor area in square metres reduces any property to a single comparable figure — price per m². This lets you rank listings side by side, spot overpriced units in the same neighbourhood, and negotiate from a position of knowledge.
The calculator converts the result to price per square foot automatically (1 m² = 10.764 ft²), so you can work in either measurement system. The formula is exact division with no rounding until display.
Note that the "area" you enter matters: gross internal area (GIA), net internal area (NIA) and lot/external area produce very different per-m² figures. Always compare like with like — mixing GIA and NIA across listings distorts the comparison and the conclusion.
Frequently asked questions
There is no universal benchmark — price per m² varies enormously by city, neighbourhood and property type. Its primary use is relative comparison within a local market: a lower per-m² price in the same area and quality tier generally represents better value. Check recent comparable sales for your specific location.
Use gross internal area (including walls) when comparing new-build listings, and net internal area (usable floor space only) for office or retail leases. The key rule is consistency: compare gross-to-gross and net-to-net, or the per-m² figures will not be meaningfully comparable.
