NAV per share = (Total Assets − Liabilities) ÷ Shares Outstanding. For a fund with $500M in assets, $50M in liabilities, and 10M shares, NAV = $45 per share. Open-end mutual funds always trade at NAV; ETFs and closed-end funds trade on exchanges and may trade at a premium or discount to NAV.

How this is calculated

Net Asset Value (NAV) is the per-share value of a fund's holdings after subtracting all liabilities. For open-end mutual funds it is calculated once per business day after the market close using the closing prices of all underlying securities. Investors buy and sell shares at the NAV price, so there is no premium or discount. For closed-end funds, ETFs, and investment trusts, shares trade on an exchange throughout the day at a price set by supply and demand, which can deviate from NAV.

When the market price exceeds NAV, the fund trades at a premium — buyers pay more than the underlying assets are worth at that moment. When price is below NAV, the fund trades at a discount — a potential opportunity if the discount is expected to narrow (though it can persist for years). Closed-end funds commonly trade at small discounts due to management fees, liquidity concerns, and market sentiment. ETF arbitrage mechanisms generally keep their premiums or discounts within a few basis points of NAV during market hours.

Liabilities include management fees payable, fund expenses, short positions, and any borrowings. For real estate investment trusts (REITs) and property funds, NAV calculation is more complex because property assets are appraised rather than marked to market daily — in that context NAV is published quarterly or semi-annually and may differ significantly from book value.

For open-end mutual funds, NAV is the share price — they are the same thing, recalculated daily. For closed-end funds and ETFs, NAV is the value of the underlying assets per share, while the share price is what you actually pay on the exchange. The difference is the premium (price > NAV) or discount (price < NAV).

Buying at a discount is only valuable if that discount is likely to narrow. Historical evidence suggests some closed-end fund discounts are persistent (especially in illiquid asset classes) while others revert. Buying a closed-end fund at a 15% discount gives you extra upside if it narrows to the historical average, but the discount may widen further. Always check the fund's history and the reason for the discount.

NAV depends on asset pricing, which varies by data source, time of snapshot, foreign-exchange rates used, and how liabilities (especially accrued expenses) are treated. For official purposes, fund administrators calculate the authoritative NAV at a specific valuation point each business day; intraday estimates (iNAV for ETFs) are indicative only.
