How this is calculated

The Principal and Interest component is calculated using the standard amortisation formula: P&I = L × [r(1+r)^n] / [(1+r)^n − 1], where L is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the total number of monthly payments. This assumes a fixed-rate mortgage with equal monthly payments throughout the term.

Property tax and homeowners insurance are added at their monthly fraction (annual amount ÷ 12). These vary widely by location and coverage: US property tax averages roughly 1–2% of home value per year, and homeowners insurance typically runs $800–$2,000/year for a median-priced home. Private Mortgage Insurance (PMI) is required by most US lenders when the loan-to-value ratio exceeds 80% (down payment below 20%). It protects the lender, not the borrower.
