How this is calculated

The loan-to-value ratio (LTV) expresses the mortgage amount as a percentage of the property's value. A 240,000 loan on a 300,000 property gives LTV = (240,000 / 300,000) × 100 = 80%. Lenders use LTV to measure risk: the lower the LTV, the more equity the borrower has and the less exposure the lender faces if the borrower defaults.

You can enter either the loan amount directly or the down payment — the calculator derives the missing figure. Equity is the portion of the property you own outright (Property Value − Loan Amount), and equity percentage is simply 100 − LTV.

The 80% LTV threshold is significant: most conventional lenders in the US and many other countries require private mortgage insurance (PMI) when LTV exceeds 80%, because the borrower's equity cushion is thin. PMI premiums add to monthly costs until the loan is paid down below 80%. First-time buyer programs (FHA, VA, and others) have their own LTV rules and insurance products. The PMI indicator here is a general guideline — always confirm the threshold with your specific lender.
