Parking ratio = spaces ÷ (GLA ÷ 1,000), expressed as spaces per 1,000 sq ft. Industry standards vary widely: offices ~3.3, retail ~4, restaurants ~10, industrial ~1, medical ~5 — all per 1,000 sq ft. Local zoning codes govern legal requirements; these benchmarks are US market estimates (2024).

The parking ratio is the standard real estate metric that expresses parking supply relative to building size — typically quoted as spaces per 1,000 square feet of gross leasable area (GLA). A 30,000 sq ft office with 120 spaces has a ratio of 120 ÷ 30 = 4.0/1,000 sq ft. Higher ratios mean more generous parking; lower ratios may indicate undersupply depending on the building type.
Industry benchmarks (from sources such as ITE Parking Generation and BOMA) vary significantly by use: general offices typically target 3–4 spaces/1,000 sq ft, retail shopping centres 4–5, restaurants 8–15 (because dining rooms are dense and turnover is high), and industrial warehouses as little as 0.5–1. Residential buildings are usually measured in spaces per unit rather than per area; the benchmarks above are approximate typical ranges for US markets as of 2024 — local zoning codes set legal minimums and maximums and may differ.
