How does this calculator work?
Price per sq ft = property price ÷ gross living area. A $450,000 home with 1,800 sq ft costs $250 per sq ft ($450,000 ÷ 1,800). Use this to compare listings of different sizes in the same area, keeping in mind that location, condition and amenities matter beyond raw square footage.

How this is calculated
Price per square foot normalises property values so you can compare homes of different sizes. A 1,200 sq ft house at $360,000 and a 1,800 sq ft house at $495,000 both cost exactly $300 per square foot — even though their prices differ by $135,000. Dividing the sale price by the gross living area (GLA) gives this comparable metric.
The calculator also converts the result to price per square metre (multiply by 10.7639, since 1 sq m = 10.7639 sq ft) and price per acre (multiply by 43,560 sq ft/acre), useful when comparing properties listed in different unit systems or land parcels of different sizes.
Important caveats: the GLA used should be the gross living area as defined by the local appraisal standard — typically finished interior space above grade only, excluding garages, unfinished basements, and outdoor areas. Using total lot area or including non-living space inflates the figure and makes comparisons misleading. Location, condition, amenities and lot size all affect real-estate value beyond the raw per-square-foot price.
Frequently asked questions
It is a useful starting point within the same neighbourhood and market, but it is not conclusive. Luxury finishes, extra bathrooms, lot size, age, and condition all add value beyond raw square footage. Use it for a quick filter, then look at full comparables.
Use the gross living area (GLA): the finished, heated interior space. Most MLS and property listings show this separately from the lot size and exclude garages and unfinished basements. Comparing GLA-based prices gives the most meaningful results.
Multiply the price per square foot by 10.7639. The calculator does this automatically in the secondary stats. For example, $300/sq ft equals approximately $3,229/sq m.
