How this is calculated
The Principal and Interest component is calculated using the standard amortisation formula: P&I = L × [r(1+r)^n] / [(1+r)^n − 1], where L is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the total number of monthly payments. This assumes a fixed-rate mortgage with equal monthly payments throughout the term.
Property tax and homeowners insurance are added at their monthly fraction (annual amount ÷ 12). These vary widely by location and coverage: US property tax averages roughly 1–2% of home value per year, and homeowners insurance typically runs $800–$2,000/year for a median-priced home. Private Mortgage Insurance (PMI) is required by most US lenders when the loan-to-value ratio exceeds 80% (down payment below 20%). It protects the lender, not the borrower. Once the LTV drops to 80% through payments or appreciation, you can typically request PMI cancellation. The PMI rate defaults to 0.5% annually but varies from about 0.2% to 1.5% depending on credit score and loan type.

PITI stands for Principal, Interest, Taxes and Insurance — the four main components of a monthly mortgage payment. Lenders use the total PITI figure to assess affordability, typically requiring it to be no more than 28–31% of gross monthly income.
For conventional loans in the US, the Homeowners Protection Act requires lenders to cancel PMI automatically when your LTV reaches 78%, and you can request cancellation at 80%. This happens either through your regular payments reducing the principal, a home appraisal showing value appreciation, or a combination of both.
