How this is calculated
Private Mortgage Insurance protects the lender — not you — if you default on the loan. US lenders typically require it when the down payment is less than 20% of the purchase price, meaning the loan-to-value (LTV) ratio exceeds 80%. PMI is priced as an annual percentage of the outstanding loan balance, typically ranging from 0.5% to 1.5% depending on credit score, loan type and lender; the editable default of 0.85% reflects a 2025 industry average for a conventional 30-year loan with 10% down and good credit.
The monthly PMI amount is Loan × PMI Rate ÷ 12. To find when PMI drops, the calculator steps through the full amortisation schedule — using your interest rate and term — and counts the months until the balance falls to 80% of the original home value. That is the point at which you can request cancellation under the US Homeowners Protection Act; lenders must cancel automatically at 78%. Total PMI paid is the monthly amount multiplied by those months.
PMI rates are lender- and credit-score-dependent; treat the default as a 2025 illustrative estimate. FHA loans carry a Mortgage Insurance Premium (MIP) that often lasts the life of the loan — the calculation method is the same but the rules differ. VA and USDA loans have no PMI.

Under the US Homeowners Protection Act, lenders must automatically cancel PMI when the scheduled amortised balance reaches 78% of the original purchase price. You can request cancellation earlier, at 80%, with a good payment history. FHA MIP rules are different and often require MIP for the full loan term.
PMI deductibility has been extended and lapsed at various times by Congress. For the current tax year, consult a tax adviser or IRS guidance — it has not been a permanent provision, and eligibility depends on income and loan origination date.
Put down at least 20% at closing; use a piggyback (80-10-10) loan structure; or accept lender-paid PMI (LPMI), where the cost is embedded in a slightly higher interest rate. VA loans (eligible veterans) and some USDA rural loans have no PMI requirement at all.
