LTV = (Loan Amount / Property Value) × 100. An LTV above 80% typically triggers PMI (private mortgage insurance). Enter the property value and loan amount (or down payment) to get your LTV, equity percentage, and PMI status instantly. Lower LTV means less lender risk and better mortgage terms.

How this is calculated
The loan-to-value ratio (LTV) expresses the mortgage amount as a percentage of the property's value. A 240,000 loan on a 300,000 property gives LTV = (240,000 / 300,000) × 100 = 80%. Lenders use LTV to measure risk: the lower the LTV, the more equity the borrower has and the less exposure the lender faces if the borrower defaults.
You can enter either the loan amount directly or the down payment — the calculator derives the missing figure. Equity is the portion of the property you own outright (Property Value − Loan Amount), and equity percentage is simply 100 − LTV.
The 80% LTV threshold is significant: most conventional lenders in the US and many other countries require private mortgage insurance (PMI) when LTV exceeds 80%, because the borrower's equity cushion is thin. PMI premiums add to monthly costs until the loan is paid down below 80%. First-time buyer programs (FHA, VA, and others) have their own LTV rules and insurance products. The PMI indicator here is a general guideline — always confirm the threshold with your specific lender.
Často kladené otázky
An LTV of 80% or below avoids PMI and signals sufficient equity. Ratios below 60–70% typically attract the best interest rates. Above 90%, lenders often charge higher rates or limit loan products due to increased default risk.
Paying more upfront directly reduces your loan amount, lowering the LTV ratio one-for-one. A 20% down payment produces an 80% LTV (the PMI threshold). Each additional percentage point of down payment reduces LTV by the same amount.
Yes — as you repay the principal your loan balance falls, reducing the LTV. If property values rise, the denominator grows, also lowering LTV. Both effects build equity. When LTV drops below 80%, you can usually request PMI cancellation from your lender.
